So this is the evolution of my current take on an Agnes deck. I think Agnes got the biggest boost out of all the core set investigators when Dunwich came out. Rite Of Seeking is an amazing spell. Bind Monster is an interesting solution for really tough enemy encounters. Fire Axe is a pretty good weapon for Agnes since she is rarely rich in my experience. Also it has some nice plays when combine with Forbidden Knowledge. I think Pete S. is an excellent choice for Agnes' companion since he can take horror when Agnes doesn't need her ability giving her a larger pool effectively of sanity. Also it get's her to agility 4 which make her a much more defensive character. As an additional benefit she can take his ungraded version which stacks her willpower bonus again. That's pretty snazzy.
Mulligan priority is obviously Shrivelling and/or Scrying to deal with or avoid enemy encounters. Now we also can include Fire Axe in that group. Getting Pete S. out early also gives her an evade option so that might be good enough till the deck gets going.
Upgrade suggestions would be to level up Pete S. His leveled up version is great for Agnes. Next I think Bind Monster is nice to give her another option to deal with enemies. Also leveled up Blinding Light and/or Lucky! are always nice. I still think replacing Ritual Candles for Book Of Shadows is a good play too so you can put a counter on things like Rite of Seeking and Shrivelling. Also it allows you to have all three spells out at the same time. Things to cut for experience purchases are probably Arcane Studies (she is rarely rich), Ritual Candles (good but not essential) and probably Fearless since Pete S. and Holy Rosary can help us with our horror accrual.
A final comment is I rarely if ever use her Heirloom for anything other than a skill check discard. Give me one or two more good spells and we are approaching a deck where the majority of it would trigger Heirlooms ability and that would suddenly make her a card draw queen.
