Is out-of-faction unit (or objective, like in that case) equal to NEUTRAL unit or objective?

Yes, neutral units are just that, neutral, they have no faction, so they are in fact, out of (every) faction.

"Out of faction" is in fact any card that does not match the affiliation card by a player.

 

Examples of this for objectives on the dark side would be something like (Scum Affiliation):

- Any Sith or Navy objective

- Any Neutral Objective

- Any Mission played be the light side player

I think I prefer the other Lobot, but this guy is much easier to use and fits into a whole lot more decks. Shielding and debuffing enemy Objectives--he's all upside.

They are under your opponent's control so I guess they count as opponent's objectives ?

Yes, they are under your opponents control, and they would most certainly be out of faction for him.
